Bollywood megastar Shah Rukh Khan resides in one of MumbaiĄ¯s most iconic homes, Mannat, which he purchased in 2001 for Rs 13.01 crore. Over the years, its value has skyrocketed, and today, Shah Rukh KhanĄ¯s house Mannat is estimated to be worth around Rs 200 crore. The luxurious sea-facing bungalow in Bandra is a major landmark and a dream home for many of his fans.
Despite owning Mannat, Shah Rukh Khan has now leased two ultra-luxury duplex apartments in MumbaiĄ¯s Pali Hills, Khar West. As per property portal Zapkey.com, the Bollywood superstar has signed a three-year lease agreement with an annual rent of Rs 2.9 crore, bringing the total lease cost to Rs 8.67 crore. The combined monthly rent for these duplexes amounts to Rs 24.15 lakh.
The lease agreements, registered on February 14, 2024, required a stamp duty of Rs 2.22 lakh and a registration fee of Rs 2,000. These high-end duplexes are located in the prestigious Puja Casa building, covering the first, second, seventh, and eighth floors.
The two duplexes leased by Shah Rukh Khan belong to the Bhagnani family of Bollywood. One of the apartments, owned by actor-producer Jackky Bhagnani and his sister Deepshikha Deshmukh, has been leased for Rs 11.54 lakh per month with a security deposit of Rs 32.97 lakh, reported in TOI. The second unit, owned by Vashu Bhagnani, is rented at Rs 12.61 lakh per month with a security deposit of Rs 36 lakh. Both leases are valid for a duration of 36 months.
In another financial development, Shah Rukh Khan is set to receive a refund of Rs 9 crore from the Maharashtra government. The refund stems from an error in premium calculation by the Mumbai suburban collectorate during the ownership transfer of Shah Rukh KhanĄ¯s house Mannat.
Originally, when Shah Rukh Khan acquired Mannat in 2001 from the Bai Khorshed Bhanu Sanjana Trust, a miscalculation in the premium amount led to an overcharge. The mistake was due to the premium being assessed on both the construction and land value instead of just the land. After Gauri Khan, Shah RukhĄ¯s wife, filed an appeal in September 2022 highlighting this discrepancy, the matter was reviewed and approved for a refund. The state is now awaiting a formal government order to process the refund.
It is common for Bollywood celebrities to lease high-end properties. In December 2024, actress Shraddha Kapoor also rented a lavish apartment in MumbaiĄ¯s Juhu locality for Rs 6 lakh per month. The trend of leasing premium real estate showcases the preference for flexibility and exclusivity among top stars.
Meanwhile, Shah Rukh KhanĄ¯s house Mannat is also undergoing expansion. Recently, Gauri Khan submitted an application to the Maharashtra Coastal Zone Management Authority (MCZMA) to add two more floors to the six-storey annexe behind Mannat. The proposal aims to increase the built-up area by 616.02 square meters, further enhancing the grandeur of their dream home.
